Rental Terms & Conditions

Please be sure to read our Terms and Conditions carefully before you begin your reservation. The property has additional House Rules that apply to your stay. By booking your rental of the Property, you acknowledge that you have read, understand, and agree to be bound by, all terms, conditions, and policies in this Agreement. Any payment received for the occupancy of the property indicates that you have read understand, and agree to be bound by, all terms, conditions, and policies in this Agreement.

We strictly enforce all policies, and it is your responsibility, as well as that of your guests, to be well-versed in them. Our terms include a No Tolerance policy concerning excessive noise, parties, or any disturbances to neighbors.

DAMAGE WAIVER:

Our property undergoes thorough inspections before and after each stay. Management and guests mutually agree to assume responsibility for any significant damage to the units, substantial cleaning requirements upon check-out, missing or damaged unit contents, or any other unintentional damage beyond reasonable wear and tear during the rental period..

RESERVATIONS:

All reservations are subject to approval. Online rates may change without notice. Remember that ALL ONLINE BOOKINGS ARE NOT CONFIRMED UNTIL WE CONTACT YOU AND CONFIRM WITHIN 48 HOURS. You will be contacted within 48 hours if there are any reservation issues.

ARRIVAL TIME:

  • Check-in time is at 3:00 pm
  • If you wish to arrange an early arrival, please contact us within 24 hours of your arrival time. If you haven’t arranged for an early arrival, please refrain from arriving at the property before your designated check-in time.

DEPARTURE TIME:

  • Check-out time is at 11 am
  • We kindly request your departure to enable us to prepare the unit for the next guests.

Late departures may be arranged. If you haven’t arranged for a late check-out, you may incur a fee of $35 for each hour beyond 11 a.m. that you remained on the property.

Cancellation Policy

Full refund for cancellations made within 48 hours of booking (if check-in is at least 14 days away),50% refund for cancellations made at least 7 days before the check-in, and no refund for cancellations made within 7 days of the check-in date.

CLEANLINESS:

You are expected to treat the property with respect, keeping in mind that this is an individual’s home, not a hotel room. You are expected to leave the property in a clean, neat, and orderly condition and respect the Host’s requests regarding check-out procedures.

CHECK OUT CLEANING REQUIREMENTS:

A starter supply of supplies such as paper goods and soap are provided, but guests should provide additional supplies if they believe it is inadequate. Basic cleaning supplies are stocked for guests to use during their stay. Housekeeping is not provided unless arranged in advance. Failure to comply with pre-departure cleaning requirements leading to excessive cleaning will be charged to the credit card at $45/hour, with a one-hour minimum.

Cleaning Guide include:

  • Place used towels and linens in the laundry baskets inside the garage- close to the washing machine.
  • Place used kitchen towels inside the bin provided and leave them near the kitchen sink.
  • Dispose of trash in the designated bins.
  • Recycle: Blue Colored & Regular: Green. Both can be found on the side of the building near the Gate.
  • Additional trash cans can be found inside and outside the backyard. Please endeavor to use the provided trash cans.
  • Wash and put away any dishes and kitchenware you’ve used. If you used any dishes or the grill during your stay, we ask that you wash them (dish soap is provided and can be found under the sink)
  • Do not flush food, hair, or feminine products down the drain.

Thermostat and Appliances:

  • Adjust the thermostat to a comfortable setting before leaving.
  • Turn off all lights, fans, and appliances.
  • Unplug, dispose of the coffee filter, and rinse the coffee pot.
  • Unplug the toaster.
  • Turn off the TVs, fans, and lights. Store the TV remotes where you found them.
  • Window shades are closed in every room used.

Lock-Up:

  • Before you leave the property, ensure all windows and doors are securely locked.
  • Lock the doors leading to the backyard and the front entrance door by pressing/pushing the padlock ICON on the keypad. Double-check to ensure the door is locked.

SECURITY & SAFETY RISKS:

Guests are responsible for locking doors and windows when leaving the unit. The guest assumes responsibility for the unit, its contents, and their personal property.

Children are welcome, but there are conditions in and around the home that may pose hazards to them and to adults. Management is not responsible for injuries resulting from failing to use caution. Children must be supervised at all times.

Candles are not allowed due to fire hazards.

STRICT NOISE ORDINANCE:

Loud noises, music, or noisy vehicles are prohibited between 10:00 p.m. and 7:00 a.m. Non-compliance can lead to fines and, in severe cases, eviction from the property without a refund. Check House Rules

APPROVED GUESTS USE:

The property is solely for the personal vacation residence of approved guests. The guest reserving the property is accountable for any guests who use the property during the agreement’s term.

OCCUPANCY:

The occupancy must not exceed the Property’s maximum limit. Guest agrees that no more than [8] persons shall be permitted on the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon Guest under this Agreement. allowed persons shall be permitted on the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon Guest under this Agreement. Any unauthorized use exceeding the maximum number of allowed guests will result in immediate eviction and forfeiture of all collected funds.

ASSIGNMENT OR SUBLEASE

Guest shall not assign or sublease the Property or permit the use of any portion of the Property by other persons whatsoever under this Agreement.

CLEANING:

The properties are professionally cleaned and delivered to the Guest. A non-refundable cleaning fee is required with all reservations. Our housekeepers handle dusting, vacuuming, sanitizing, linen and towel maintenance, general upkeep and refuse removal. Guest(s) must follow all check-out procedures outlined in the agreement and leave the Property in a reasonably clean, habitable condition as it was during their arrival. Excessive or undue cleaning will be charged at a rate of up to $45 per hour, with a one-hour minimum. This applies to the property’s exterior, grounds, and BBQs.

LINENS & TOWELS:

Bath towels, sheets, pillows, and blankets are provided. Please refrain from using the unit’s linens or bath towels outside.

PETS:

Pets are not allowed on the property.

NO SMOKING:

Smoking and vaping are strictly prohibited inside the property. For guests who smoke, designated outdoor areas are provided. Please be considerate and dispose of cigarette butts responsibly.

CONDITION AND USE OF PROPERTY

The Property is provided in “as is” condition. Upon arrival, Guests must inspect the Premises, all furnishings, appliances, fixtures, and landscaping (if applicable), and immediately report any items that are not in working order. Reporting repairs does not grant the right to cancel the Agreement or receive a refund. If there are concerns or issues with the property, please contact us (leave a message if there is no answer). No refunds or considerations are given unless we were notified of problems during your stay.

Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive, or unlawful purposes, nor violate any law, association rules, or ordinance, nor commit waste or nuisance on or about the Property. Guest agrees to always follow all house rules during the reservation. Guest agrees that failure to follow the house rules may result in a partial or full loss of the damage/security deposit and/or eviction from the property by the owner or law enforcement.

The House Rules are as follows:

  1. No Smoking or Vaping of any kind Anywhere on the property
  2. Quiet Hours are from 10 pm to 7 am each day.
  3. No Pets are allowed on the property.
  4. No unregistered guests (names of any guests staying at the property must be provided at the time of booking).
  5. No third-party bookings- Reservations cannot be made on behalf of another person under any circumstances.
  6. No Parties or Events of any kind are allowed on the property.
  7. No Drugs, Illegal or Illicit substances of any kind are allowed anywhere on the property. This includes marijuana.
  8. No Filming or recording of any kind at any time or anywhere on the property.

MAINTENANCE AND REPORTING:

Guests should use, operate, and maintain the Premises properly, including landscaping, furniture, appliances, fixtures, and utilities, to keep them clean and in good condition. Guest should immediately report any problems, malfunctions, or damage.

SYSTEM(S) FAILURES:

Management shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, satellite or cable TV access or hot tubs, and fireplaces as applicable. Management shall not be held responsible for such item failure to work but will make every effort to correct any reported issues as quickly as possible. Guest acknowledges that use of amenities such as hot tubs, treadmills, dumbbells, pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk.

LOST OR LEFT ITEMS:

Management does not assume responsibility for lost, stolen, or abandoned items. Reasonable efforts will be made to contact the Guest for item return. Guest will be responsible for shipping costs. Items not claimed for more than 30 days would be donated to charity. Guests are urged to check for belongings before leaving.

ILLEGAL SUBSTANCES:

No illegal substances are allowed in the rental, and minors should not possess alcohol. Violations will result in eviction from the property with no refunds.

TV/CABLE/INTERNET/SATELLITE:

No cable service is provided. There is a complimentary internet service. These services are offered as a convenience and are not integral to this Agreement. Outages, content, speed, access issues, or personal preferences do not warrant refunds.

PLUMBING:

Please refrain from disposing of feminine products in the toilet. Plungers are provided for unclogging. Do not pour grease down the drain.

NO COMMERCIAL USE:

The property should not be used for any commercial or unlawful purpose, including using, manufacturing, selling, storing, or transporting illicit drugs or contraband. No law or ordinance should be violated, and no waste or nuisance should be created on the Premises.

ENTRY AND INSPECTION

Management reserves the right to enter the property at reasonable times and with reasonable advance notice for the purposes of inspecting the property or showing the Property to prospective purchasers, renters, or other authorized persons. If Management has a reasonable belief that there is imminent danger to any person or property, Management may enter the Property without advance notice.

TERMINATION OF OCCUPANCY:

Upon ending the occupancy, the Guest must vacate the Premises at the agreed-upon time, vacate parking and storage space, and deliver the property to Management in the same condition, less ordinary wear and tear, as it was upon arrival.

WEATHER/MOTHER NATURE:

Management cannot be held responsible for circumstances beyond our control. This includes excessive noise from construction or public/private events, wildfires, smoke, weather-related interruptions, road closures, utility interruptions, or unexpected appliance breakdowns. Management does NOT issue refunds due to acts of nature.

PERSONAL PROPERTY AND INJURY:

  • Owner Insurance: The guest’s personal property, including vehicles, is not insured by the Owner against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts, or any other cause.
  • Owner/Management does not insure against personal injury to guests or their personal property.
  • Guest Insurance: Management recommends that Guests obtain insurance to protect themselves and their personal property from any loss or damage.
  • Indemnity and Hold Harmless: The guest agrees to indemnify, defend, and hold harmless the Owner and Management from all claims, disputes, litigation, judgments, costs, and attorney fees resulting from loss, damage, or injury to the Guest or their personal property.

MEDIATION:

Guest agrees to mediate any dispute or claim arising from this Agreement before resorting to arbitration or court action. Mediation fees will be equally divided among the involved parties.

JOINT AND INDIVIDUAL OBLIGATIONS:

If there are multiple Guests, each one is individually and jointly responsible for all obligations under this Agreement.

GENERAL PROVISIONS:

This Agreement constitutes the entire contract between the parties, and all prior agreements are incorporated. The terms in this Agreement may not be contradicted by evidence of any prior or contemporaneous oral agreement. The parties intend this Agreement to be the complete and exclusive statement of its terms. No extrinsic evidence may be introduced in any legal proceeding involving this Agreement, if any. If any provision of this Agreement is found to be invalid, it will not affect the validity of other provisions. A waiver of any breach shall not be considered a continuing waiver. The laws of the State of Arizona will govern this Agreement.

RELEASE:

By agreeing to this Agreement, the Guest releases the Owner and Management from all liability to the fullest extent allowed by law for any personal injury, death, property damage, or other loss incurred by the Guest, their minor children, and any other persons allowed on the Premises during their rental dates. This release covers any cause of injury, including negligence by the Owner or Management. The Guest’s heirs, administrators, executors, and any other person or entity seeking to claim under or through the Guest are also bound by this release.

INDEMNIFICATION & HOLD HARMLESS AGREEMENT:

While owners make every effort to keep the property in optimal condition, no explicit or implied guarantees are provided regarding their suitability for any particular purpose. All Guests and their invitees use the property structures and premises at their own risk.

Property Owners are not liable for any injuries caused by the intentional or unintentional acts of Guests and/or their invitees, or by the failure of structures, appliances (including hot tubs and BBQs), furnishings, or other equipment, whether due to malfunction, misuse, acts of God/nature, or other naturally occurring events.

No guarantees are provided for the suitability of utilities and other services in the Vacation Properties and adjacent structures and premises. Similarly, no assurances are given regarding the suitability or compatibility of materials used in the construction of the Vacation Property and/or its contents.

Property Owners are not responsible for allergic reactions caused by materials used in the manufacture of the Vacation Property and/or its contents, mold and/or airborne spores, pet/animal allergens, or chemical agents, including but not limited to appliances, linens, carpeting, utensils, fixtures, hot tubs, and/or other equipment.

By endorsing this Agreement, either in writing or electronically, Guests agree to hold Management/Property Owners harmless and indemnify them against all claims, demands, losses, liabilities, and responsibilities of any kind, including the cost of defense, arising from, or connected with the Guest’s use of the property.
